How to add curb appeal to your home

0

With house prices on the rise and the property market making movements once again, people are becoming more focused on improving the exterior of their home to help increase its value. With this in mind, David Saxby, Product Manager at IronmongeryDirect, gives his top tips on how to improve a property’s curb appeal.

More and more people are now becoming aware of the exterior appeal of their home and are spending an increasing amount of time improving its attractiveness.

This interest has stemmed from homeowners’ desire to benefit fully from the UK house price boom, as well as government schemes such as Funding for Lending and Help to Buy that are enabling more people to enter the housing market. Other factors such as improved employment opportunities and low mortgage rates have also contributed towards the trend.

According to Nationwide’s latest monthly house price index, based on mortgages approved by the building society, annual house prices have risen by 8.5%. This has increased the average house price to just under £189,388.

Homeowners looking to sell their properties are therefore investing in the exterior appearance of their house in order to attract potential buyers. From dressing up the front door to giving gates a new lease of life, there are many ways in which property owners can successfully improve their home’s curb appeal.

Dress up the front door

The front door is the focal point of your house so it’s a good place to start when making exterior home improvements. Try introducing a new vibrant paint colour to enhance its appearance or add more character to the entrance by refreshing the house number or house sign.

Installing new door furniture, such as door knockers, door handles and knobs is another great way to add interest to your door and update the overall look of your home. For PVC doors you might want to use nickel or chrome accessories such as the Ring Door Knocker in Polished Chrome, which is in keeping with a modern-style home.

However, if your home has a heritage look about it, it is better to choose features that are reminiscent of this style. For instance, a time-honoured style of door knocker, such as the Doctor Knocker in Polished Brass, is perfect for a listed property.

What’s more, it’s always better to invest in high-quality door fixtures, latches, locks and handles because they will maintain their appearance for longer. When you are ready to replace old items, remember it looks better if all door furniture follows a consistent style and colour theme.

If you can’t afford to replace certain door accessories, existing furniture can be preserved with regular maintenance. For metal accessories, use a metal polish to get rid of any dirty spots or scratches. And to protect door hinges and fixtures against rust, use an anti-corrosion oil, such as Soudal Degrip All Penetrating Anti Rust Oil.

Upgrade old hardware

Mail boxes and wall mountings are both interesting items that can add character to the front of your house. However, if they are old, need repairing or replacing, they can end up making the exterior of your home look very unappealing to potential buyers. Fix or replace dated hardware in order to keep your property looking smart at all times.

Don’t forget about windows

Pay particular attention to window frames. Dirty or broken frames with chipped paint can make the outer appearance of your house look very unpleasant. Window seals are also important to bear in mind. Keeping the seals clean and tidy will do wonders for the overall appearance of your property. In addition, if the seals are worn, make sure they are re-done so further damage to the window does not occur.

Update your gate

Gates can be susceptible to rust, especially in the winter months, so it’s important to protect them and stay on top of their upkeep. You can spruce up gates further with new hinges, latches and handles. For instance, add an automatic gate closer such as the Hydraulic Gate Closer or introduce a heavy duty locking bolt to increase security, like the Locking Long Throw Lock. You could even mount a mailbox onto your gate such as the Black Gate Mail Box .

There are plenty of ways to make the exterior of your property look more appealing without spending large amounts of money. You can update and maintain your property’s outer appearance with a few simple repairs and replacements.  Adding new house numbers, entry door locksets, mailboxes, handles, for example, is an affordable way to add style and interest to your home’s exterior appearance, making it more attractive to potential buyers.
